Redevelopment of Former Sam’s Club into a Self-Storage Facility and Tesla Dealership

Civil Engineering, Landscape Architecture

Client: Noble Family Enterprises | Location: Batavia, Illinois

The former 128,000 SF Sam’s Club building, on a 17-acre site, was redeveloped into a self-storage facility and a Tesla car dealership. Weaver Consultants Group (WCG) managed the conversion of the existing building into two distinct yet compatible uses.

The project involved subdividing the building and designing a site layout that accommodated self-storage trucks, cars, delivery trucks, and Tesla customers. The design included altering driveways to enhance safety, providing 494 parking stalls, wayfinding and business signage, accessibility routes, landscape restoration, and lighting design. The redevelopment was executed in three separate construction phases, all under a single site permit.
