Client: EIG14T Commercial Real Estate | Location: Liberty Township, Ohio

EIG14T Commercial Real Estate commissioned Weaver Consultants Group (WCG) to provide civil engineering and landscape design services for a new 13,500 SF childcare center and playground area. This site is in Liberty Township, on a 2.7-acre parcel. WCG worked closely with the client to develop a site plan that met the needs of the tenant and complied with the requirements of Liberty Township, Butler County, the Ohio Department of Transportation (ODOT), and the Ohio Environmental Protection Agency (OEPA).

Given the site’s location and the proximity of adjacent businesses, visual aesthetics, and screening were important considerations. Therefore, various landscape design features were incorporated to enhance the view from neighboring businesses.

Stormwater detention and Best Management Practices were implemented to support the development and minimize site runoff in the post-development condition. A stormwater detention facility and underground storm sewer systems were designed to effectively manage water flow, ensuring the site remains functional and sustainable while seamlessly integrating with the surrounding environment. This comprehensive approach not only preserves the natural landscape but also enhances the overall appeal and functionality of the childcare center.
